    I have paid my deposite and 1/2 months rent the tolilet is broke 2 faucent leak and f
    I have paid the deposite and 1/2 month rent the land lord has promised several times to fix many things that are wrong such as broken toilet{ wax ring} you can literally lift the toilet off he floor, two sinks the have leaks , broken closet doors, ants, a non working fridge and a window air conditioning that did not work {i replaced} my second move in date has come and gone. I have had many family members help clean and have spent thje past 3 weekends cleaning for hours on end w/o any help from the land lord... what are my rights... the place I rent know lease will expire on 8-31-12. Do I put rent into escrow or hire a lawyer? I have tried to be patient but time is money and I have spent more than intended to just clean and make it ready to move in condition please advise nlm

    It appears that you are in possession of the premises.

    Do you have a lease?

    Give the landlord notice that you consider him/her/it to be in default, return the keys, and demand return of the deposit, pre-paid rent, and amounts you have invested. Then go find another place.

    Sue the landlord for the money.

    ANY question on law needs to include your general locale as laws vary by area. Each area has their own rules about what the tenant has to do to show a breach. You need to follow those rules. If you do, then you can cancel the lease and find someplace else.

    If you want to move in (since you have put so much work into it) you may be able to inform the landlord that you will be having the repairs done and deduct the cost from the rental. Again, you have to follow the local law in doing this.
