    Tenant just left with no notice
    My tenant appears to have moved out without giving me any notice. He has requested the utilities be turned off. When can I legally enter the property and take possession.

    I think this is a situation when it is wize to file a law suit, we had the same situation with one of my father's apartments, you must know that unless the tenant left legally and signed for release he can calaim at any time that he left money or gold for example at the apartment

    So what happened is that we brought a court rulling to break into the apartment with police and they testified that nothing worthy is there.. then it was safe for us to use it or re-rent it.. hope this helps

    As the landlord you can enter the apartment in case of emergency. Having utilities shut off is reason for emergency. I would not enter alone but with an impartial witness and take a camera and take pictures of everything. Also get letters from the utilities that they were shut off.

    If there is sufficient evidence that they vacated, then take repossession. If they had not requested that the utilities be shut off, I would agree with the first reply, but doing so (and also assuming they are behind in the rent) I think you are safe.

    But if you want to totally safe, then ask for a court order.
