Hello,I am starting a foreclosure cleaning service in Fla and I was trying to find out what is the going rate for a home.

Good evening MS J,

Pricing varies across the country. However, generally the rates for home cleaning is between $15 to $18 in the suburban Chicago area. But for foreclosure types of cleaning there will usually be a lot more involved depending on the condition of the house and how long it has been standing empty. Windows, carpet cleaning, terrazzo or hard floor cleaning, wall cleaning, etc.

I think that the best thing to do is to get a set of specifications or a list from the mortgage company or bank of exactly what is to be completed. You will be better able to set your price based on their expectations. Make sure that you and they are in agreement as to what 'level' the result should be.

I would venture to suggest that you should be able, in most cases, to command a rate of between$18 to $22 per hour. Calculate the total number of hours necessary to complete the job and give them a total cost figure.

Now, if you can get it, the very best way to do this type of work (foreclosures) is on a 'time and materials' basis... Give them your total price per hour, which will cover all your costs (insurance, cleaning supplies, equipment, labor, profit, and other overhead costs) and then estimate the total number of hours that you think it will take to complete it, within a certain range...

Make sure that your hourly rate will cover everything, and possibly give them your best guess as to how long you estimate it will take,

Hi, MS J!

You should also know that you might need to be working as a team with others who might have been hired to do other things on the inside of the properties. Frequently, houses that have been foreclosed on might need a lot of repairs, painting, carpets replaced, etc.

The other people that may have been hired to do those things and you might need to be coordinating and timing what you do around what they have been hired to do.

Yes most foreclosure clean up around here, will involve hauling off trash, used appliances, they also have to patch all of the holes and do general maintanince including painting and more. In this area most also do the security, they change locks, and board up windows.

You really can not bid on something per hour. I have done foreclosed properties and each one is different. My one advice do not sigh up to be a vendor on some of the field service companies, such as Cyprexx or REO Asset Mgt. They have so many vendors and their field cooridnators tend to use the same vendors. You just have to go out and market yourself to REO realtors and banks. Good luck it's hard work

This is an old thread and the O P hasn't returned since the beginning of Feb... '09.

I agree with your post Preservation, however on the rare occasion where you can get time and materials on these 'special jobs' it works out fine and can cover you better. Too often new people in this business get stuck with things to do that they never thought of and it eats up the limited profits...
