    Foreclosure on my home
    I'm in the process of foreclosure and received a "notice to vacate the property" they gave me 60 days from the date of the notice and I immediately called my lender to see if more could be done for my situation. I asked about the H4H program and they said that I qualify for no gov. program or new legislation that could help my situation. Is there anything else I could do to save my home?

    Can you start making the monthly payments, even though behind ?

    If not what percent of the payment can you make.

    Trying to work out of some payment plan is about your only choice.

    Well, I don't say this to be a smart a$$, but yes... you could catch up and stay caught up on your mortgage.

    Was this an "iffy" mortgage in the first place? Was is what would be considered a "sub-prime" mortgage? Or was this just a normal, above board loan (you had decent credit, qualified "normally", etc.) What I'm getting at is you might be able to claim preditory lending practices were used, if applicable.

    Otherwise it just really comes down to negotiation. Some lenders are negotiating what I consider to be crazy deals for people, others aren't negotiating at all.

    Are you in a negotiating position? Do you have anything to offer them in the way of getting caught up and being able to stay caught up if they were to agree to a lower payment? Or are you just dead in the water?

    What's your position in the property? Any equity? What do you owe? What's it worth? Have you tried to sell? How far behind are you?
