The Building official in Miami Beach rejected these plans with the comment "Correct dry vent connection to the wet vent system (wash base of dry vent). P3108.2/p3104.4


My plumber doesn't see anything wrong with the configuration. The building official spoke about the shower drain needing to be moved. Can anyone give me any help.

I appreciate the response and the drawing, but our bath is too big (14' long x 9-8" wide) to have only one vent. The connection of the dry vent (between shower and toilet) to the vent behind the vanities, seems to be the issue. (on plan pdf) I am not sure why any of these are considered dry vents because they both connect to the main 3" soil line to sewer.
I guess my plumber will have to attempt to see the inspector.

I don't care how large the bathroom is. This is how e rough them. If you want to vent each fixture then why did you ask for a wet vent rough? Am I missing something here? REgards, Tom

I am a lay person-trying to push plans forward, so please excuse my lack of knowledge here. Apparently the wet vent needs to be closer than 8' according to building official and according to my plumber, 5'. Therefore we need a second vent. This may be wrong however. I'm going back tomorrow.

Dry vents and wet vents are all connected to the sewer. Ask if they will let you use Air Admittance Valves? The vent, for 2", has to be within 5 ft. That is correct.

If you can see these attachments, you can see that I have vented sinks, but that I am not sure about how to wet vent the tub shower.
