My house has a low pressure hot water cylinder, the tank in the roof has been bypassed and the appropriate valves installed to reduce the pressure from mains to low.


I've got an issue with hot water coming out of the relief pipe on my roof.


I have already replaced the 7.6m Nefa pressure relief valve as instructed by my local plumber, and the water continues to flow;


I've gone up again and adjusted the Nefa 7.6m pressure reducing valve, if I open it up I can hear water bypassing in the pressure relief valve, I have turned it down to reduce the pressure so the water stops bypassing, and given it another one turn as per the instructions.


Now, water does not flow all the time, but it does drip doing the day, and a large enough amount comes out over-night to flow down the gutter on the road.


Is there another adjustment to do?
Can the pressure reducing valve be serviced?
Does the pressure relief valve need replacing?

Hi Greg

Take a pressure reading using a gauge and take a thermometer (both sold at home depot, lowes or menards, etc.) and take peak temperature and a pressure reading and report back with results. We can tell you more after that. In most cases, it is not advisable to mess with pressure reducing valve repairs as they are not usually successful and can lead to flooding of the house (or roof in this case).

A number of things can cause low hot water pressure. These include old, blocked galvanised pipes, or a dirty or blocked valve. How often the tank needs draining depends upon the composition of the water and the condition of the tank.
