Our house foundation is block and covered by parge. We have painted it every summer since we have built our home. (7 years this summer) It is beginning to look dull and dirty even with new paint. Is there anything that can be put over the parge such as panels of fake brick or stone? I would appreciate any other ideas as well! Thanks!!

You can add manmade stone or brick veneer but you must first be sure all loose cement has been removed. You would then add a steel screening to the foundation with masonarty nails or screws. Your mortar and brck then have a surface to tie into. You could have a good contractor just re-stucco your foundation. I went with the fake stone.

Have you used an elastomeric paint like (Behr)

"...beginning to look dull and dirty even with new paint" made me think you didn't want to paint anymore. Behr is a brand name and not a specific type of paint. If you buy a good paint made for masonary surfaces you should get a good finish that will adher for several years. However, it sounds like you have 7 coats of paint on the parge already and that is a lot. Your new coat of paint will only last as long as the worst coat beneath it.

If you put another layer something over the foundation, make sure you leave enough gap to inspect for termite tubes.
