    Washington state lease laws
    Can a apartment manager by law give a single mom only 7 days to move if she's just notified them her roommate moved out with out telling her so she has to move due to inability to pay full rent.She's been in rental agreement for 10 months and has a 9 yr.old child.

    Wash state requires 10 days notice for a pay or quit if your rent is late.

    Its 30 days to terminate a lease. Assuming your original lease was 1 year. You cannot just break the lease because you can't pay. On the other hand, he can't just force you out.

    If your roommate is signed on the lease, she can't just move out either. She owes you for the balance of the lease and you can sue her for that amount.

    He can give notice, if you can not pay, he will have to file in court for an eviction hearing
