    Rental laws of state of Washington
    My son and his wife were renting a home in Lynnwood WA. Nine months into the lease, mold was found and it destroyed about $1000 in furniture. The landlord agreed to release them from the lease and said that they would mail the security deposit. It has been two weeks and when my son contacted the landlord about the check, she said that they found a crack in the tub and the bathroom was not cleaned well. The tub looked to be original to the house and was just wear and tear on an old tub. There was rust where the supposed damage was.

    My son and grandson have been experiencing respiratory problems and my daughter in law miscarried right about the time that the mold was discovered.

    Is there any recourse?

    Hello G:

    Sure. He should sue the landlord in small claims court.. It's quick, cheap and easy. It's not going to be a slam dunk, though. It appears BOTH the landlord AND your son didn't follow Washington landlord/tenant law.. So, it'll be up to the judge to make the call.
