    North Carolina rental laws
    I recently moved out of an rental home due to 2 repeated burglary. I asked the landlord to activate the security system and he kept putting it off. The new landlord just took over and my home got broken in again immediately after. The landlord said he will speak with the owner to release me from the lease due to the break in and did not do so. I gave my 30 day notice and asked to re rent the home. Can a landlord refuse to allow you to help rent property so you can be released from the lease? And should I contact the owner about the bugarlies because the landlord refuse to do so?

    Burgleries aren't the landlords problem... nor is the security system... unless its in the lease who is paying for the service, they are not free, nor do they prevent breakins... they just let people know when the breaking happens.. They also aren't a legitimate reason to break a lease... unless its your landlord that's been breaking into it.

    All they have to do is make a half hearted attempt to re-rent it... and you will legally be responsible for the rent owed until they do find a new tenant... they don't HAVE to release you from the lease... it is a legal and binding contract.

    The landlord IS the owner, so I'm confused by "The landlord said he will speak with the owner ". Did you maybe mean a new management company?

    In any case, smoothy is right. Burglaries are not sufficient reason to break a lease. If however, the lease state that the property is protected by a security system and that system doesn't work, then failure to repair the system could be grounds for terminating.

    And yes, the landlord can refuse to allow you to sublet or find a new tenant. However, they do have to make a good faith effort to re-let.
