    Washington state laws on subleasing
    My question is my family and I moved back to Washington from out for state with a friend so we can get back on our feet no type of agreement was signed she asked for 350 a month we paid her in march she later came back and said that she talked to some people and 350 was not enough for a family our size so she was raising it to 450 so we paid 450 in April. We could not use the heat in the house she ducktaped the thermostat, she also adjusted the hot water heater so you could not take a hot shower she later put note on the hot water heater saying that if you want to take a hot shower to go the truck stop they charge 10 dollars. You could only burn the fireplace but then that became a problem. She would say if your cold put on layers of clothes. While there my husband accidentally broke a picture frame, she said just go the dollar store and replace it, all of the kids were playing in the room mine and hers and broke a lamp we priced it at walmart for 12 dollars, an air mattress that we slept on one time and it got a leak some how, it could have been by her cat or her dog cause he would get on it and lay down but she feels that we should replace it. She has been harassing us constantly by texting and making threats, we spent the weekend at my best friends house and while over there she texted me that since we are there we need to stay she wanted us out of her house. What can we do

    We did she said that she has filed a lawsuit she keeps texting my husband and I threating us being very belligerent she also rents the other room out to some one. She says that we owe her for mays rent we were not there in may she also wants a water and utility bill paid for April to may we paid her what she asked for, for aprils rent which was the 450 the bills that she chose not to pay is on her, right? That is not our responsibility.

    You are her tenant and you are both subject to all the rules and laws govening tenancy. She can't kick you out, she has to give you sufficient, (usually 30 days) WRITTEN notice for you to vacate. But since you voluntary moved, that is now a moot point.

    Tell her to sue if she wants. If she does you go to court and tell the court that she told you not to come back without legal notice. That she withheld sufficient heat and hot water. I doubt if you will be required to pay. However I doubt even more if she will pursue it.

    Can I get the two months of rent back that we paid since she did not have addequate housing we did not get what we were paying for at all

    Did you notify anyone of the "inadequate" conditions at the time? You probably cannot get a refund of your rent.

    Since you have nothing in writing to indicate what services where agreed to, it is unlikely. You would have to sue her since I doubt if she will refund your money voluntarily.

    OP said that they stayed with a friend over the weekend. I didn't interpret this as indicating that they "moved". Shamika, will you please clarify?
