    Roommate is Breaking Lease
    Hi!
    My roommate and I signed a two year lease in MD November 2011. Since the move in, things have been pretty shaky. Things were fine until January (ish) when, after a lot of prying and probing on my part, she told me she had a problem with the cleanliness of the house. I BRISKLY course corrected and have kept things CLEAN and tidy at all times. Since maybe April, she simply never comes around. Initially, I thought this was due to her new job that requires a lot of out of state travel... Regardless. She came to me about a week ago saying "I should look for someone" to fill her spot because she would be moving at the end of August. I told her that it isn't really that easy... and she responded almost threateningly that she "has more than one legitimate way out of the lease". She cited drugs, but I'm not sure what she means. I asked her to please talk to me first before she called the landlord... but what did she do? Turns out, she's been communicating ALL kinds of things to the landlord, including my "cleaning habits" cited above. I only found this out after the landlord asked me to call him. He also stated that my roommate told him that I have a "frequent" guest. This would be my boyfriend. The clause in the lease states that guests cannot stay for more than 15 days. My boyfriend leaves town every other weekend to visit his brother in NYC.
    I have asked her to help in finding a replacement, but she insists that it isn't her responsibility because I have already broken the lease. She won't tell me how I've broken the lease at all. I feel that if there was a concern about breach of contract, that she should have brought that to my attention in writing and/or notified the landlord.
    Is she right in that she has no responsibility to find someone to fill her spot? What legitimate reasons are there that she could use to get out of the lease?
