    Common law, domestic partnership?
    My boyfriend lives with me for about 5 and a half years. I own the property, with I bought 12 years ago. In case we break up, does he have any rights to claim my property or my income. He does not pay mortgage, HOA fees or property tax. He does contribute to the food and utilities expenses. He don't have any signed document, no join bank account or any other common business.

    Ok, first you have to tell us where this is at, what country to start, and if the US what state. Laws very greatly depending on where you are at.

    Next is it a same sex domestic partnership ? Or opposite sex domestic partnership ( or common law) if domestic partnership was it registered in those area that allow it to be registered.

    Next then was this property purchases after you became a couple or before, that can make a difference.

    Then is your state a community property state if this is a common law situation.

    There is no "common law" in California. You could live together for 20 years and your still not married. There have been cases of palimony (like alimony but derived from living together and not married) but it is usually rare and costs a small fortune to litigate.
