    Harassed by Landlord
    Hi so my family and I are renting a home in Denver Colorado. Our lease is up next month and the landlord came by and completed a list (inventory) of things that needed to be done by the beginning of December. Well he drove by tonight and was talking to a friend that was visiting and said that we have until December 3rd to complete the list other wise he will charge us $50 an hour to get the things done. The landlord has failed to make the repairs to the bathroom floor, the door jam and when the garage door wouldn't open it took him almost 8 weeks to get it fixed. Do we have any rights our rent is paid on time every month in the amount of $1425.00 with no questions asked? Thank you so much for any help you can give!

    You are supposed to leave the rental in the condition which you received it except for normal wear and tear. Any damages can be taken out of your deposit. Charging $50/hr is not out of line for repairs.

    You have the right to protest the necessity of these repairs.

    Agree, if he gave you a list of damages you did, and you are to have them fixed. Yes he can, and he can expect them done prior to you moving out, or if you are still living there done within a reasonable about of time.

    Yes he can charge for labor to have things fixed,and 50 dollars a hour is very cheap for some things, like electric or plumbing repairs. But average of labor rates for general repairs.

    The repairs that were needed by landlord is not the issue here, but your damage is the only issue being addressed.

    Are these items on the list which the LL gave you to repair? Clearly the garage door isn't, because you say it has been fixed. If so, that would leave the bathroom floor and the door jam. It is possible that these are "wear and tear" items or items which the LL had a duty to repair without charging you.

    Also, while the lease is up in early December, have you or your landlord given written notice that you will not be staying? Usually one or the other has to give a 30-day notice, or the tenancy, begun under a lease, will continue on a month to month basis.
