    What is "timely manner" (LL or Tenant) to sign/return lease for residential rental?
    My LL submitted a Lease renewal, but made changes that I do not agree to & is different that my existing Lease Agreement. I sent it back with a proposal. How long does she have to reply with acceptance/non-acceptance or new proposal?

    She has as long as she wants. She doesn't have to reply at all. This assumes, of course, an absence of specific language in the existing lease. Since you asked in the title about the phrase "timely manner", I am guessing that such language is in there. If so, please tell us exactly what it says.

    If the two of you can't agree of course, the lease expires at the end of its term, and you continue as a month-to-month (or whatever the period), with the same other terms as are in the old lease.

    AK Lawyer, you had replied to a question I had earlier this week as well. My LL sent a new lease proposal & made changes to the terms, I replied with a counterproposal & haven't heard from her. Existing Lease expires in 10 days. She accepted my rent for the next month & also still has 1 month prepaid rent for last month. There is no language regrading renewal in existing lease. FL law states she has to give me 60-day non renewal notice / 30-day termination with month to month. So if she doesn't respond, I automatically enter a month-to-month, correct? At which she can then give me a 30-day notice at any time?
