My father and I are on the deed. If he dies does the property go to me?
The mortgage is in my father's name but both of our names are on the deed. If he dies will I have a problem with the mortgage company if I wanted to sell the property? Is it possible to have my name added to the mortgage?

If the deed says "as joint tenants with right of survivorship" or "as JTWROS" after your names then the property goes entirely to you when your father dies. If it says "as tenants in common" after your names then his share of the property would become part of his estate when he dies.

Your name and your mother's name could be added to the mortgage by making a request to the lender. But why would you want to do that? Then you and your mother are taking on personal responsibility for repaying the loan. As of right now only your father has personal responsibility for the loan. If he died then the lender could foreclose on the property if you or the estate did not pay the loan but they wouldn't be able to come after you for any remaining balance if the sale of the property did not cover the full loan.
