I have been renting the place I live in for 15 years I have 3 small children I rent by a month by month from my grandfather. He is no longer takeing my calls he don't want to deal with me on this at all .He has the house for sale and there is a buyer waiting on loan approval and I don't really want to leave. I have talked to the prospective buyer about renting but he said he is moveing in right away after the papers are signed!! Can he just throw me and my children out just like that do I have any right on this at all I pay 300$ a month if that matters I have a paper signed by my grandfather saying I pay that a month but that's 3 months ago now I live in Ohio if that also matters PLEASE HELP

Not exactly... He's going to inherit your month to month tenancy. Once he becomes your landlord, he can end your tenancy by giving you 30 days notice to vacate.

Agree, he only needs to give you notice equal to the month since you are month to month.

The fact that you are on a month to month, you can be evicted with 30 days notice before the sale is finalized unless the new owner wants to keep you as a renter. So start looking for another place to live. Life is ty sometimes, but then no one ever promised life would be easy. Put out flyers indicating you and your kids are looking for a place to live. I wish you luck. Perhaps you can send your grandfather a letter (a nice respectful letter) thanking him for allowing you to rent there at such a good rent and asking him if he could contact the new owner to see if you can continue with your tenancy. Wish I could be more help to you. Some of us have been in your shoes and it's a tough road. What is your welfare system like in Ohio? That may be an option. Perhaps you can go and see them to see if they can find you and your children a place to live at the same reduced rent. All the best to you.
