Somebody I know has problems with a landlord. Tenants below them complain about noise going on everyday from 10 pm until 4 am in the morning. After one complaint. The landlord called up and said to keep it down if not they will have to take other action. No one complains for no reason and the rights of other tenants are very important. I know these people well. I know for a fact that noise does not happen. Could they really evict somebody because of another persons false complaint? Apparantly other threats were made by the land lord which were ungrounded.

As a landlord, it is helpful to read this. I only manage one building with upstairs/downstairs. While I understand that I have a responsibility to address the things brought to my attention, I never really know what's going on. I have to try to "evaluate" the people doing the complaining and the ones being complained about. It can be very difficult when I am not there. Sometimes, it is not feasible to go there due to safety issues. I, too, would like some suggestions.

Hopefully, my advice will be helpful too. Management of ANY enterprise is frustrating. Management of your little enterprise may even be a bit more than frustrating. It might bankrupt you. So, it's going to take HANDS ON management. IF there are times you CAN'T manage your building due to safety issues, you own the WRONG BUILDING.

You need to SELL it, and buy a building that you can manage 24/7.

Let me clarify. I am a property manager. I manage over 100 separate/scattered units. Only one building happens have units downstairs and upstairs. I took on management of this building against my better judgment because I needed to take on more properties and the owner of this building lives across the country and has had bad experiences with other management companies.
It is always a challenge to discern the truth about what is going on when you are not there to see and hear it for yourself. When one of the complaints contains information about threats, it just may not be smart to "hang out" at night to find out. Ultimately, these people need to understand that they have all chosen to live where they do. There is a lot they will have to live with. BUT, as a responsible landlord, I also have to understand where it is appropriate for me to take action. I have stop by unexpectedly once so far and really did not find any reason to believe the complaints. I really think I just have tenants that think if they can hear something at all, its too loud. One even complained about something outside that she could not even see without going around the building. I want to be responsible and appease everyone, but I guess that's just not always possible.
