    Sucurity deposit limit in Pennsylvania
    In the state of Pennsylvania, it is unlawful for a landlord to collect more than twice the amount of one month's rent. Is this the total for all renters in the rental or per person?
    Ex. If an apartment rents for $1500 per month, and there are two tenants, does this mean that no more than $3000 can be charged PER TENANT, or no more than $3000 total between the two tenants?
    Please advice!

    As Pa landlord the common practice is one month rent for security deposit period, no matter who is there. The advertise "rent" for the apt is just that the apartment. If there was a break down (2 people) you would be 750.00 and the 2 is $750.00. I have never heard of doubling it up to be $3,000.00. I am not an attorney but just a landlord. This sound odd to me! On a side note take pictures of the apartment develop 2 sets If signing the lease have the landlord sign the back of pictures on noted condition of apt and you initial and he initials it A copy for min and you. I do this to my new tenants so I can show abuse to apt by tenants care. This also protects the tenant that a shifty landlord doesn't keep the deposit and try to ripp of the tenant. Obviously there is "normal wear and tear" I actually have a big check list for tenant to do a walk through and look and operate all appliances and have them initial off the check list. Again protects both parties from B.S. At the end of the lease and things are good your deposit gets returned with interest on it.
