    Non-Disclosed Front Foot Assessment
    My husband and I just bought a foreclosed home from a bank. In purchasing the home, we were told about the Home Owner's Association fee, which we agreed to pay. However, we have been living here now for almost 6 months and just received a bill from a company for a yearly front foot assessment. This FFA is due for the next 19 years in the amount of over $17,000. Nowhere on our paperwork was it disclosed that we would have to pay this. We contacted the title company, thinking that they would be the folks that should have found this, however, they are only agreeing to pay 1 year's worth of the FFA. I do have title insurance, but I am not sure what I should do? Should I contact a real estate attorney, contact the title insurance company, try renegotiating with the title company? Who is really responsible to disclose this information to a prospective home owner and who is responsible for the payment of this bill? While $50 a month does not seem like a lot of money, with the current economic situation, it really can make a difference... Thanks for any help anyone can provide! :confused:

    I don't know about where you live, but in NJ the title company performs a tax and assessment search as part of the title search. Any local, county or state assessments should show up on that search. If the FFA was not shown in your title search then in my opinion the title company should be responsible for all of it, not just one year. Speak to a real estate attorney if the title company refuses to pay.
