Change of Owner not Disclosed Immediately
My daughter leased an apartment in a four-plex. A few months after she moved in, she was informed that the apartments were sold to someone that didn't wish for anyone to know their name or phone number. We continued to send the check to the lady that had been handling this. She also said she had no clue who the new owner was, but that she was forwarding the rent to the previous owners for them to get to the new owners. This lady was still handling such things as the water bill for the complex because it was in her name and she couldn't find out who to get the bill changed to so that she would no longer be responsible, yet she didn't want to leave my daughter and others without water. After another couple of months, she was told to send her rent to another person that lives in New York. We were told that the dad had originally owned the apartments, then sold them to the "anonymous owners" and then later were sold to the original owner's son. We had no clue who to get in touch with for maintenance or any problems. The neighbors have tried to break in to her apartment recently and 4 sex offenders have moved into the area. We need to move her out of there so that she can be in a safe environment. We still have 3 months on the lease, but wondered if the contract is still valid since we were never informed in any written manner of the change by the owner and still aren't sure who the real owner is at this point? Any advice would be appreciated.

You can go the ourt and look up the current owner by the land records, it will have the name and address of the current owner of the property.

Contact an attorney about the lease in your area, there may be a breach of contract, if the fail to notify everyone leasing there.

There is no breach of the lease that I see. As long as a point of contact is maintained and it would seem there was, then there is no obligation to inform about the sale.

BTW, who is cashing the rent check? Her cancelled checks should show that.

Three months is not such a long time, Start looking for a new place now. She will need to give 30 days notice anyway.
