    Lien on house before purchased
    I bought my house in march of 05. The title company said they researched the property and there was no liens on the house. I am now going into foreclosure procedures and the lending company is claiming I owe 30,000 in liens that were put on the house before I bought the house. I want to save my house but no way can I pay for a lien of 30,000 dollars when I can't pay the back payments on the mortgage. I am respondsible for the liens or can I go after the title company or previous owner for lying to me?

    You can't go after the title company for "lying" to you, but if you purchased a title policy through them, which I can almost guarantee you did if you have a mortgage, then you can turn the claim in to the company that issued the policy and they should clear up the liens.

    Call the title company and explain to them what is going on. They should file a claim with the insurance company and get the ball rolling. It's like insurance - well it IS insurance. The local title company is your insurance agent, and they took out a policy for you with an actual insurance company. Most do not actually issue their own policies.

    Do you have a copy of the policy handy? I'd try to weed through it over the weekend so you can be prepared when you talk to them on Monday. Do you also have copy of the lien? You wouldn't have to, but it would speed things along.

    First the lien should have no bearing on how you deal with YOUR mortgage company on making up back payments.

    That problem is between you and the mortgage company.

    Who is the lien from, what is the lien for, when was it filed
