    It is a legal procedure that is used to make a final determination of ownership of property. It eliminates (quiets) any competing claims to ownership. You have to file a lawsuit to quiet title.

    If you already own the property and have a deed, but there may be issues from some previous owner, maybe one deed not transferred correctly, it is a motion that is done in court that clear up any past deed issues and clears the current deed holders to a full and clear ownership.
