Quiet Title
We purchased a piece Of property through a tax deed sale, HOW do we apply for a "quiet Title" in the State of Florida? Can this be done without a lawyer?
Also, we found out there is a Code Enforcement fine against the property, not the person that was the owner of the land, can we be held responsible for this fine? They advised we have to go before the city council to see if they will reduce the fine, but can we be held responsible?

First there can not be a fine againt a piece of land, There can be a fine against the pevious owner of the land or against you now as the owner.
There can be a "LIEN" against the land, if a fine is not paid by the owner.
Normally unless a lien placed against the property before you bought it at the tax sale they can not latter place a lien on it. You will have to be sure and have corrected any code violation or you will be fined yourself.
Next what are you going to do with the property, re-sale it ?
I have bought dozens and dozens of properties at tax sales and have never once had to do a quiet title

I should have stated they fined the previous owner, the previous owner never complied with the requirements so they placed a lien against the property of $50.00 per day and this has been going on since 2005, about a $43,000.00 fine. We cleaned the property and notified code enforcement and they have now stopped the fine but now we have to go before the city council to see if they will waive the fine. We eventually intend to live on the land, we have no desire to resell it. We did receive a tax deed through the mail but someone told us we have to do a quiet title.

My husband and I also purchased a half acre, 2 years ago in a Tax Levy sale here in Augusta, Ga. Our plans are to build on Land. Yes, we later hired an Attorney and just finished up the Quit Claim on property. Our next and last step prior to building is to have our Attorney begin the Quiet Title. Many Mortgage companies and Banks will not provide a Loan on this type property, unless there is a Clear Title. This is our understanding.
