    Evicting a roommate at end of lease
    I rent a house in PA and have a roommate that was supposed to be living with me for 7 months, supposed to leave at end of June. Of course her and her two kids haven't left and it's putting a strain on the household. I put her on the lease because she was supposed to be there for an extended time but I'm the one that pays all the rent and utilities, she agreed to do most of the housework as compensation in an oral agreement but she hasn't for the last few months. The lease with the landlord ends Nov. 30th and I plan to have the landlord write another lease without her or her children on it. What are the steps that I need to take to get her out by the end of the lease or after the new lease takes affect if she doesn't go willingly?

    Well here's the problem if she is a signator on the lease, then she has equal rights along side you for the house. Therefore you can't evict her, your landlord has to. If the lease expires 11/30, then she needs to be given a written notice TODAY, by the landlord, that she needs to vacate by 11/30. Though it may already be too late. Since it should have been done before today.

    If she refuses to vacate by 11/30, then the landlord will have to go to court on 12/1 for an eviction order. Its possible that he may have to evict both of you. It depends on what the lease says.

    Now if she is not a signer on the lease, but just listed as an occupant, that means she is your tenant and you can give her notice and file for eviction if she doesn't leave.
