When buying land from a tax sale some of the property is called 'special land' I was wondering what that meant. Are there any special rules or regulations that go along with purchasing special lands?

'special land' means state land for multiple use. Some state lands such as refuges and state parks are designated for specific management. You would, I guess, have to visit the website for the state you are purchasing in and maybe find more information that way.

Check online at the appraiser site... they should have the zoning or use code... if not, you may have to make 2 or 3 more calls... city, county, etc. Give them the description and they should be able to tell you exactly...

I have not ever seen any state law for sale at a tax sale, but don't know why it could not be, wish I would, I would lovve to get it.
But on tax sales when in doubt of the posting of the property, go to the deed office and pull the files on the property and see what it is.

I have never seen this, and it could be something more state specific.

And I will say don't ever buy land that turns out to be protected swamp or wet land, They won't let you do anything with it, after you own it, I bought one section once, and ended up letting it go back for taxes.
