    Next step for landlord after pay or quit notice
    I have submitted the tenant a 5 day pay or quit notice and still have not heard back. It has been 10 days now, what are my next steps

    On the 6th day you are suppose to then go file for eviction in court.

    If you are a new landlord, it is well wroth your money to hire an attorney by the hour to go over landlord rules and help make up various forms you will need.
