On a contract buyer in arrears for a year now dead what is our recourse
We have a contract for deed (not recorded). The buyer had asked for our help and was paying only a minute amount of the payment each month for over a year. We had advised him recently that he had to bring his account up to date or we would be forced to forclose. We have been advised he is deceased but have not proof (ie a death certificate). What recourse do we have regarding this property?

Your options are what the contract tells you is your option, normally the contract will state that if they are in default, the contract changes to a rental agreement. So hopefully yours will say this. If so you follow eviction rules.

If you have to foreclose, you will most likely need an attorney.
