    Im Trying to get the title for a mobile home I purchased in Ga. Been over a year
    I've Been trying to get the title for my mobile home I purchased last year. I bought the mobile home with the land it was on together from this guy who was suppose to be the owner.He found a lawer to do the paperwork and I received the warranty deed for the land but have never received the title for the home. After the deal was done we found out that the guy we were buying from never had the title and that the title had not been transferred to him yet it is still in the either finnancer or previous owners hands so we have tried contacting the person we made the deal with and he has said its our problem now and won't help and the lawers office we went through will not help either because he already received his money that day too .So I'm trying to find out what I should do to get the title and get all this resolved.. Any help will be greatly appreciated thanks

    You had a contract with the person to sell you the land and the mobile home? Do you have a copy of the paperwork you signed?

    I suspect if you check that paperwork you will find it did not guarantee you title to the home. That's what you get from letting the seller's attorney draw up the contract,

    If the contract did specify that you purchased title to both, then you file suit against the seller because he's wrong that it's your problem now. I would get a lawyer to go over the contract.

    I do have a copy of the contract and the warranty deed for the land the guy who sold it to me still had to pay it off because he had a loan/morgage on it and I'm going over the contract to see if it specifys what you said

    Ok I've looked over the contract and it states I did buy the property and mobile home of my address it says below on closing cost &date that the sale be closed and deed delivered within 60 days goes on to say seller shall have a reasonable length of time within to perfect title or cure defefts in the title of said property and I have another paper that states land and mh sold by deed dated 5/2/2011 need mh title to name change Mh title is in the name of another party not the person we bought from

    If you have a contract for deed, then they have till you pay the entire thing off to give you any ownership. You do not get ownership of the home, or ownership of the land, there is no deed done or transferred or filed till you pay it all off.

    If there was a deed, then they had to pay the land off that date.

    Your different posts do not match.

    Did you get a deed that day ? Or did you only get a contract for deed waiting till you pay them and they pay off the loan they have.
    ** there is a big difference in what you can or should do
