    Does my landlord stand a chance to have the eviction granted?
    My landlord recently issued a notice to quit as well as filed a recover to real property document with the local District Justice office. However, the landlord is stating several reasons for filing the paperwork. But the reasons he has listed were of things he already knew about. For instance, he stated that my roommate, who moved in the same time I did, met the landlord same time I did, as well as was present when the lease was signed was in violation of said lease because she stayed longer then 15 days. Her cousins who we had permission to move in stayed longer then 15 days. And I had set up a pool in the backyard, followed all rules and regulations in accordance with law and the landlord also offered to help pull out the wrinkles in the bottom. Also prior to moving in we got permisssion for animals to reside there as well. The landlord ok'd cats and dogs. These are all reasons for the eviction.

    The basement has green mold growing everywhere. Dehumidifier was ran all the time to prevent moisture from collecting in the basement. He has yet to do anything about it. The front door up until we had it fixed, wouldn't shut properly and we were always in fear someone could just walk right in. When we moved in, the previous tenant left the house an utter mess which we cleaned for FREE. The landlords children destroyed an old couch in the basement which was left there for weeks and essentially after many phone calls, he finally came to get it and again we had to clean up the remainder of the mess. The wood stove doesn't have proper working fan to release heat from the inside of the wood stove. I had to use a regular fan and leave the front doors open occasionally, of course while I was in the basement watching it. The house never stayed warm due to the wood stove not working. So we had to use an alternate source of heat, Which was oil heat. And Cost was a lot more money then having the wood for the stove.

    I know this may not be a lot of information to go on but does my landlord stand a chance to have the eviction granted?

    This is going to be a lot of he said/she said in court. We can't possibly sort it all out here, and the judge is going to get a migraine very fast. The more organized you are and well documented you are, the better for you.
    To look at it from his side:
    A girlfriend AND her cousins (plural?? ) sound pretty ominous. Unless you have them ON THE LEASE, what he saw and said casually doesn't amount to a hill of beans in court. Cleaning? You need pictures with dates on them and should have dealt with it when it happened, same with broken doors and whatnot. Heat? The landlord is under no obligation to provide you with a working wood stove if oil heat is available. Pool? He can change his mind, and LLs often do when they have to fill out an insurance questionnaire. Same with pets. You don't say how many then and now. Or how much damage they may have done, and how many neighbors might be complaining.

    I would say that both sides will have their work cut out for them. (Assuming you have paid your rent on time each month.)
