If I own a property jointly with a parent but want to rent the property out do I have to have my parent listed as a landlord for the property management agreement? They don't wish to give up ownership as they are co-listed on the mortgage, yet I do make all the payments etc. They would prefer to not be listed as a landlord. Can this be accomplished or is it required since they are on the deed/morgage to be listed?

Ownership details, which is what you're talking about here, have NOTHING to do with your ability to rent, and to enter into a lease agreement as the landlord. Your parents don't need to be involved, and shouldn't be, frankly.
