    Deed specific to my state of my residence or the location of the property?
    I reside in Oklahoma and I own several lots in Arkansas that I am selling. I see that downloadable deed forms are state specific. Am I assuming correctly that I should use a form specific to the location of the property I am transferring? Or should I use the one specific to my state of residence? I plan on using either a Quitclaim Deed or Special Warranty Deed.

    It must be the location of the property. To clear up any misunderstandings please contact the Office of the Registrar of Deeds in the County where the property is listed and ask their guidelines for the instrument you intend to use. This way when it is sent to their office for recording it won't be bounced back as it's on the wrong form, etc. or is registered incorrectly only to cause headaches down the road for either you the seller or the buyer of the property.

    Deeds are to be done according to the state law where the property is located.

    Can anyone supply a cover letter example to accompany the deed to the recorder's office?
