    Adding a my girlfriend to the deed.
    So I bought a house with a VA loan in Dec 2009 and my girlfriend thinks that she should be added to the deed.. She has BAD credit and I am wondering what the consequences are for me, if I add her to the deed? I live in Washington state.

    How long have you been together? I would not add a girlfriend to a deed. There is too string a possibility for a break up.

    You will need to get your lender's permission since most mortgages have a due on sale clause. And adding someone to the home ownership is considered a sale.

    We have been together for 2yrs, but living in the house for 1 month. Do you think the lender would even agree to it? I am looking for excuse, haha

    Yes, first it is really a bad idea, first if you split up in 5 months, she now owns 1/2 of the house. And you can't even get her off the deed in divorce court, since you are not married.

    My new wife is not ( and will not) be added to my home deed, at least for some time.

    Why would she want her name on the deed? That would only make her liable for all of the dept if you failed to pay and became deliquent or died and caused a foreclosesure. Where now she has all the goodies of living in a nice home at no cost to her unless you charge her rent or for utilities.

    Not quite. Just being on the deed doesn't obligate her for the mortgage.

    She pays a portion of the mortgage cause she lives in the house to. I don't at the time think she is capable of handling the responsibility of a mortgage. Question would the lender require though a refinance if I would add her yrs from now?

    The might. If you are not married adding her to the deed might be considered a sale and require a new mortgage. Then or now.
