It is time to renew my lease and the apartment management claims I must renew for 6 1/2 months or go month-to-month incurring a $550 a month increase. Is this legal in California?
It is a large complex and they claim that only a certain number of apartments can be empty in any given month and they already have the max in June - so I must sign a lease until July 15th. Can they do that?

Hello Need:

You landlord can set the terms of any new lease he wants to negotiate with you... The REASONS he's giving you are crap, because he could do this if yours was the ONLY vacant apartment or yours was the only rented one.

But, if he's telling you that you'll save $550 a month by entering into the new lease, I'd do it. Tell him you're only doing it because there are no other green cars in the parking lot. That makes as much sense as HIS crapola story.
