    Reversing deed in name of defunct company back to original owner.
    I signed a quit claim for my timeshare (deeded) to a marketing company over 3 years ago. For that entire time, I have continued to be billed and listed as the owner of record at the resort. The resort claimed to never have received a copy of the new recorded warranty deed transferring the property legally into the company's name. I decided that since I was still the owner and the one paying that I would just maintain ownership of the property. Upon trying to notify the marketing company, I then found out they'd gone out of business. However, upon trying to get a new copy of the deed for my records (I had sent the company the one I had) I found that they HAD registered the deed transferring my ownership. Now the resort has me listed as the owner, but legally I am not and the company has vanished. How can I get this deed transferred back into my name?

    Hello s:

    Companies vanish, but assets don't... Your condo IS owned by somebody even IF the company that DID own it "vanished". You're going to have to find out WHO that person or company IS... Maybe a title company could do it, or you might need the services of a real estate attorney. I'd start with a title company.

    Or, upon second thought... I'd check with the county assessor first... They MAY have the name of the person/entity who is paying taxes on the property... Let's hope you're not the one listed...

    According to the assessor's office, the actual resort is the one paying the property taxes. They are part of the maintenance fees that each owner pays yearly, that I've continued paying this entire time. Also, I know the company's name, old phone numbers, old address, etc. but they are no longer in operation.

    I understand your problem... Hire a title company... Or I'd just cut to the chase and hire a lawyer...
