    Is their such a thing as a renter being able to put a lien on the place they are rent
    Is there such a thing as a renters lien. Where a renter can put a lien on the property they are renting for the amount of the repairs that they have done if the landlord has been given adequate written notice but the renter had to pay for the repairs for the dwelling to remain up to code in the state of Tennessee.

    Not really, since the tenant did not have any authority or permission to do the repairs, They could try and sue for the repair value, but I doubt they have much of a chance.

    Well Tennessee state law states that as long as you give the landlord written notice of the repairs needing done and the landlord does no do them in the time framee allotted by law the renter can take the cost of repairs off their rent up to a certain point. But this landlady is demanding rent anyway or get out which we would love to do as soon as we find a place.

    No, you can't lien. Yes, you can subtract the repairs from the rent (which you apparently have done) and when she sues you for unpaid rent the repairs will be your offset.

    Prepare to be evicted.

    We know the eviction is coming just as soon as we do this. We were just wondering if there was anything such as the lien to ensure our rent would be credited or we would be paid back since it is not our property. Thanks

    No. You could take the landlord to Small Claims Court for the amount of the repairs OR you could wait and see if the landlord sues you and use this as a counterclaim.

    Or maybe the landlord will just call it equal - you paid $X for repairs and subtracted $X from your rent.
