Behing harassed by apartment manager.
The manager of my apartment complex called me, yelling about persons living in my apartment that were not on the lease and that next time "one of my boyfriends curses out another resident" that it would be on my shoulders. She stated that a neighbor of mine, not the one involved, had called in to report that I had boyfriends living here that were not on my lease and that one of them had cursed the neighbor across from me out when he asked us to quiet down, over a month ago. (Really, how much sense would it make that I would have boyfriends living with me!) To which a gentleman from my apartment replied "What the ---- kind of plant is that?!" (Again, I ask how much sense does this make? Someone asks me to be quite and I respond with that?) What had really happened was that a friend of mine that had helped me move in stepped out side to smoke when he noticed a weird object on my neighbor's balcony. When said neighbor came outside, my friend simply asked the man what the object on his balcony was. To which he responded by asking my friend inside his home to see it! Since this occurred, many of the other tenants in the complex have told me about different times the same woman had harassed them. Most recently, one had paid her rent with a personal check only to receive an eviction notice within in the last few days for failure to pay rent on time, which she had. I realize there isn't much I can do about this, but any advice would help.
But most importantly, I have a boyfriend that sleeps over frequently, sometimes for consecutive days. There have also been a couple times that I allowed him to stay here while I went into work for maybe 3 hours. For this reason I have allowed him to keep a few items over here, as well as I have in his home. Since she accused me of having people living here that were not on the lease, I am afraid to have him over at all. Do I need to have him remove his socks and toothbrush and strictly spend the night at his place?

This is your apartment and you can have guests as you please. I would also be very careful of when your checks are cashed to make sure they are cashed on time to avoid any other problems. I would contact the property management group and alert them of her behavior. It sounds like she is abusing her authority.

Actually depends on "how many nights" if he is staying there, then he is to be listed on the lease or rental and they have a right to ask.
What does your rental agrrement or lease say about over night guests.
In my rentals I always have a clause on a limited number of nights any "guest" can stay without being on the lease

My lease does not indicate that... Some do, some don't. Refer to your lease.

I had read and re-read my lease, no where does it stipulate how often a guest is allowed over. I have also thoroughly read the Landlord Tenant Act for Oklahoma and it does not have anything to say about over night guests either. I'm afraid the property management company won't care a thing about what I have to say about the woman, they never do. She's also miss "Manager of the year, 1997 and 1998!" and for a minute there had the place almost full. I also read up on Trans-West Properties last night and the Better Business Bureau gives them an unsatisfactory record due to their failure to respond to the Better Business Bureau's attempts to reach them. All this I should have found out before signing a lease, I know. I can not find in print anywhere the number of nights you're allowed and I really don't feel like I should have someone on my lease that I have been dating a short time who has his own place to live. If she really pushes this then I want to see to it that every single one of my neighbors pays $30 per friend they have in their home. Especially the neighbor who started all this, that conveniently has an AIR MATTRESS set up in the living room of her one bedroom right now.

Keep records, pay by money order or check and require them to give you a receipt. If they try to evict without a good cause, show up in court and they can not win.

Have you actually contacted the manager's parent company in writing about her conduct and wrongful accususations against you?

Hello rachel:
I'd write her a letter informing her that, as you have found out, you are allowed to have as many house guests as you choose. Inform her further, that, according to the law, you are entitled to "quiet enjoyment" of your premises, and that if she continues to harass you, you'll sue.
Send your letter certified, return receipt requested and send a copy to the owner or management company.

Exactly, I rent the same way after one experience when the tenant moved the boyfriend in, they got into an argument, she left and I was there with someone in the apartment and a lease with a missing person and the argument was that it was my fault I didn't require all tenants to be on the lease - !
Now I specify.
What does your lease say? If it's not covered, right, send a certified letter.
I also don't want 6 people living in a 1 bedroom apartment and limiting overnight guests is the only way to do it.
