    Hello t:

No, it doesn't invalidate your lease, unless it says so within the documents... But, no lease I've ever read says so...

Can you expect your security back?? You can EXPECT.. however, even with wealthy landlords you may not get your deposit back.

Here's what I would do. No, it's not legal... I don't know if you have a lease or are on a month to month agreement. If it's month to month, give your 30 day notice IN WRITING, and live out the security.

If you're on a lease, I'd do the same thing. However, on a lease, you are obligated further... However, you know he can't live up to his end of the lease, so why wait for the other shoe to fall? Give your notice, and live out your deposit.

Don't add to his troubles, though. Leave the place spotless.

Was the notice that the foreclosure was complete or just filed? Did it say anything about having to vacate? We don't have enough info to fuilly advise.

The facts are that once the foreclosure is complete and the property changes ownership, the lease is terminated so you can move at any point. However, until that time the lease is in effect and you have to abide by its terms.
