    Basement Vent Question
    I was trying to layout a basement bathroom for a new construction home. Please view the attached file to see a schematic. I would like to place a vent behind the sink, and next to the bath. I'm not sure if this is adequate for the toilet placed between them. I was going to place the vent between the toilet and the bath, but the footer for my basement is in my way. Any suggestions will be appreciated.

    Good morning Dan,

    Nice job of drafting up the print. However you're discharging a major fixture, (toilet) past a unvented minor one,(bath) and that's against code.
    You MUST run a vent off the lavatory, in addition the holding tank must be vented also but you may tie the two vents together in the basement and run them out as one vent. As for the tub let me give you a few options.
    (1) You may tie the tub in between the toilet and the lavatory and be wet vented.
    (2) You may tie the lavatory in ahead of the toilet and tie the tub drain to the lavatory drain and wet vent the tub that way.
    (3) You may keep the present lay out and install a mechanical spring loaded vent just after the tub trap. This vent does not need to be piped to the outside.
    My vote goes for door #3.

    Thanks for the help. Any information you could give me on the mechanical spring loaded vent would be appreciated. I've attached the sketch with a minor modification made in blue. If I changed the tub drain so it ties into the main drain after the vent in the south wall, would this change make the venting acceptable? Then I would have a vent at the lavatory through the north wall, and a vent between the tub and toilet in the south wall. I plan on running a 2" vent, and I will be within 5 feet of the toilet.
