Verbal tenant agreement stated that the tenat would complete minor repairs. What is considered minor repairs?

Without reducing the verbal agreement to writing, it's anybody's GUESS what minor repairs are... No doubt the reason you're asking, is because you and the tenant (assuming you're the landlord), have a disagreement as to what minor is..

How, you get OUT of this conundrum, is to start from the beginning again, and put it down on paper... Yes, it's true. Something will go un-repaired or un-paid for... But, that's the cost of NOT putting it down in writing in the first place.
