Breach of commercial lease in California.
I bought a commercial building that had a tenant. The lease had a rent escalation provision. However, the tenant paid the previous amount until I noticed the discrepancy. Now the tenant pays the current amount, but has refused to pay the back rents to cover the escalation amounts and late fees. These fees are considerable and go back for back for several years. Other than this issue, the tenant is a good tenant. I would like to keep them. What are my options?
