Are you a good tenant ? I think that's the criteria, but the times I have rented, no one has ever check personal references, just financial references. As long as you pay your rent on time, keep the place tidy and undamaged, then you have no worries. Right ? First you need to read your lease. Many leases have an automatic renewal clause. If you do not give notice of your intent not to renew within a specified time (often 60 days) then the lease automatically renews.
Don't assume that, if the lease is set to expire 12/30, that it ends on that date.
