First the property will have to be zoned for multifamily or rooming house, if it is not, then it is a illegal rental which can lead to all sorts of trouble latter.

And the responsibility is only that which you put in the lease, It can be anything from supplying coffee in the morning, to furnishing cable, internet and other items, Or supplying nothing

Fr. Chuck is right - you have to first find out if you can even rent those rooms out legally. You might need a Certificate of Occupancy, you might need an inspection... who knows what you might need. You have to do some homework and contact your city's building inspector and find out the laws.

After that, and if you are approved and met all the requirements, you can pretty much decide what you will and will not provide - but make sure it is all written down in a lease. For example, do you expect the tenants to keep up the lawn maintenance? What about general maintenance and repairs? Security in the building? Those kinds of things and more.
