    Abandonment-rental-property
    My renter has abandoned my property which is my step son and there was no lease agreement, he has stated that he would be out Oct 1st so I have turned out the power but he will not give me the keys until he gets his stuff out. He has not paid any rent or the electric bill.

    And you want to know what to do?

    First, did you present him with a written notice to quit specifying the statutorily-required number of days in which to be out?

    Second, you probably could be sued for illegal ouster, by turning off the power.

    I don't think he has abandoned the property. He still has the key, and it therefor looks like he still claims possession; so you need to sue him for an eviction order.

    When you have a court order of eviction, change the locks and put his stuff on storage. Give him the information on the storage company. If he wants his stuff, he will have to pay the storage fees.

    It appears he is not really out, (just told you he would be) so his property is still there, and he is just not giving you possession or paying rent.

    You evict him, to legally get his property out of the house. (in most areas) but laws very on location.

    Do you have any proof that he said he would be out by Oct 1? Did you verify that he moved out before you shut off power? If he has the keys, why doesn't he just remove his stuff?
