    Landlord breaking the lease
    We signed a 1 year lease agreement and now the landlord wants us to move, due to he can not get insured for homeowners insurance because we have 2 dogs. When we signed our lease we had to give 1st months rent, a deposit and a dog deposit. All deposits were equal. In our lease it was stated that we had 2 dogs, and now the owners are telling us they will not have insurance if we do not get our dogs trained and have a certificate to give to the insurance company. We are willing to get the dogs trained, but it will take 4 months to do this. After explaining this to the owners, they said we need the certificates by the end of April, well that is impossible. What rights do we have?

    Unless your lease has a clause that states the lease is dependent on the landlord's being able to get insurance, they don't have a leg to stand on. Their getting insurance to cover themselves is their problem not yours. If they try to evict you, I doubt if a court will allow it.

    On the other hand, they will probably not renew your lease so you might want to negotiate a buy out.

    You should, however, make sure you have your own insurance to cover liability.
