    Basement beam has been cut
    I am looking a purchasing a home that was built in 1989. The basement ceiling is open and when looking at the beams and the floor joists, I notice what might be a problem. One of the beams has a cut out section at the bottom of the beam which measures approximately 3x3 inches. I am concerned that this would undermine the strength of the beam. Are these kind of problems common and expensive to fix. I'm not sure how to attach a picture.

    The size of the joist will determine if this is a problem. If the joist is 2x6(very rare) then you have a structure problem.

    If the joist is 2x8, there is no problem if within 1/4 the distance to the foundation or bearing wall. So if span is 12 feet, then if cut is within 3 feet you are fine.

    If floor joist are 2 x 12 you are OK.

    Probably cut for pipe clearance. Sister another identical size piece across the cut out, maybe 3 ft. wide. Want to sleep real well, do it on both sides.
