    Quit claim filed before joint tenancy which one prevales
    Grandfather signs quit claim to granddaughter, then wants house back can he file a joint tenacy with his son to claim title

    A quit claim deed transfers ownership. If it was properly signed and recorded, the property belongs to the granddaughter.
