    We have a 55 year old house and the tub/shower taps are leaking.Both from the tub and
    We have a 55 year old house and the tub/shower taps are leaking.Both from the tub and shower spouts.I have replaced the seats and rubber washers on the stems.With the taps closed it still leaks.Then I turned the diverter and it slowed the leak to a trickle from both spouts?!

    Any ideas ? Do I have to replace everything? I can handle it as I have done about five bathrooms.

    Do you think that the rough in casting has gotten worn from hard water ?

    The plumbing wholesaler is as baffled as I am.

    Any comments

    In addition to Speedball's response: On newer type water heaters ( with enclosed burning chamber ), air intakes are on each side of water heater.

    Each gas appliance needs oxygen to burn. Keep 12" clearance around the heater. Also, take vacuum cleaner and clean vent registers as they may be obstructed by lint, dust and other debris. Relight.
