    How does eviction work in Michigan when there is no lease?
    My friend was given a 30 day notice to quit, on July 11th, by the landlord. This came after she reported two burglaries. She wants to leave; doesn't feel safe.
    However, she needs time to relocate. Does the 30 day notice prevail or does the landlord have to get eviction notice from a judge? When does 30 days begin - on July 11th or on the day the judge grants eviction?

    The landlord has given her 30 days to leave. Unless the notice specifies otherwise, that time begins on the day he gave it to her. If she hasn't left by the end of the 30 day period then he has to file a lawsuit for eviction. If he does then the court sets a trial date. If the landlord wins a judgment at trial then the landlord can make arrangements with the sheriff or constable for them to perform the actual eviction.

    If the landlord changes the locks before getting a court order that is illegal. Make sure your friend calls the police.

    As noted they have 30 days to get out, that is from the time they were given or served the notice. If they are not out, then the landlord will fire for the eviction though the courts, this may take a couple more weeks.

    But do they really want a formal eviction on their record, will seriously hurt getting future rentals
