I am a realtor and have clients looking to purchase a cottage. We have found a cottage that was built 25 years ago and has a concrete septic tank on site. The current owner has never during this 25 year period had the tank pumped. The cottage has only been used in the summer time. What are the odds that this tank is not a complete disaster?

Have a professional check it out. With limited seasonal use, probaby OK. Pump out is $200-300

It would depend upon the usage. More use= more sludge. In my place we had three people living there since 1955 to 1975 ( when city sewer came along) and never had to have the septic pumped.

From the information you've given I'd say the chances are pretty good the tank's ready to go. Good luck, Tom
